Why this condo offers the best value in Summit County
When I looked at 20+ properties before buying this condo, my broker (a close friend whose family has owned over 20 properties in Summit over the years) told me this condo was hands-down THE best deal in Summit at the time. Here's why that's still the case:

As a service to owners, the building manager will handle every aspect of renting out your lockoff or entire unit long-term for only 10%! He'll find the tenant, do the lease, handle all tenant issues and repair calls. You don't even have to think about it, just deposit the check every month. The value of this service cannot be overstated.

With Dillon Marina literally in our backyard, the condo can be rented in the summer too, which can be extremely difficult in other areas. When I first met my housekeeper Leslie (leslie@absolutecleancolorado.com) she immediately said how lucky I was to have property on LaBonte St., that it's THE prime location in Dillon.

Self-managed HOA. This is a really big deal and very rare in Summit. We have large reserves, and the board members are long-time owners who really care about the building and our money. Heathy HOA coffers prevent special assessments and add value to the well-maintained building instead of lining the pockets of third-party HOA management companies whose interests are not aligned with owners. As a small example, we own a plow truck and our building manager operates it. Not only does this make snow removal quicker, it saves huge dollars compared to most condos who pay 3rd party management firms who then pay a busy snow removal companies. I've heard that our building is 1 of only 2 self-managed HOAs in Dillon! Hard to find.

HOA dues, on its surface, may seem a bit higher than others, but is actually lower for many reasons. It includes heat, gas, water, and cable, and, considering we have large, growing reserves, the odds of special assessments are extremely low. (There are horror stories around the county involving special assessments at buildings with poorly managed and insufficiently funded HOAs.) As a bonus, the location of this unit within the building reaches our building's WiFi, so I enjoy fast Internet access for free. The only monthly utility I paid was electric, which was around $15-$25/month.

Big mountain views from living room and bedrooms.

Unit is entitled to park 3 cars at a time in the lot provided spaces are available. I never saw the lot full.

West-facing, so lots of sun on the patio after skiing. People on the other side of the building pay a lot more money for the lake side, but they don't get the warm afternoon sun.

Outdoor pool steps from the lake, marina and Tiki Bar can't be beaten in the summer; hot tub year-round.

On-site skilled building manager who looks out for our budget and genuinely cares about the building.

Free Summit Stage bus stop literally right across the street. Serves Keystone, A-Basin, Breck, Copper.

Rents short-term very well on craigslist, vrbo and airbnb. I would easily get 1100-1300/wk (in addition to the permanently-rented locked-off studio) during peak times.

Unit can affordably be converted into a 3 bedroom. Many other owners in the building have done so with great results, and the building manager told me it would probably cost under $5k.

I often ask myself: How many properties are within 10-30 minutes of 5 ski resorts, sitting on the sunny side of a huge mountain lake, west-facing with big mountain views and less than 1.25 hours from Denver? This property offers incredible long-term value, and I wish I could hold on to it.
Why the Town of Dillon proper is the best location in Summit County
When I looked at 20+ properties before buying this condo, my broker (a close friend whose family has owned over 20 properties in Summit over the years) told me the Town of Dillon proper offers by far the best value in Summit. I quickly learned why:

2+ more hours of daylight than Frisco, where you pay a ton of money for newer construction but get early nightfall and cold cloud cover; there's a reason Dillon has older construction: it was built first because it's the best location. Frisco was literally a trailer park not too long ago.

Dillon's on the east side of the lake... the WARM and SUNNY side with kinder weather patterns. It's hard to believe until you experience it over and over again, but it's often sunny in Dillon when it's cloudy and snowing in Frisco!

Compared to the Wildernest area, Dillon is closer to Keystone, Breck, A-Basin, especially on busy ski days when traffic backs up at the traffic lights near I-70. Also very far to walk anywhere in Wildernest.

Plenty of restaurants and bars in walking distance, and a walk along the massive lake with the 10-mile range as a back drop literally in our backyard.

Town of Dillon renovation project is well under way. Within a few years there will be an expanded marina and dock, and an enclosed restaurant in addition to the existing Tiki Bar. Project likely to substantially increase property values upon completion.

You get so much bang for your buck in Dillon, nowhere can compete with all the amenities for the price.
